The primary step before undertaking an investment is to verify the building possibilities of the plot. The Local Spatial Development Plan (MPZP) is crucial as it defines the land use and permissible forms of development. In the absence of this plan, it is necessary to obtain Building Conditions (WZ). These regulations apply to all types of structures – including year-round homes, temporary buildings, and those constructed under notification.
The legalization procedure depends on the area and nature of the structure:
houses up to 35 m² and up to 70 m² can be executed under notification,
temporary structures can be used for up to 180 days,
each case requires adaptation to the current Building Law regulations.
For recreational houses, similar procedures apply as for residential buildings, with several significant differences:
the building must be single-story and detached, with an area of up to 70 m²,
a mezzanine is permissible, but without a usable attic,
one house is allowed for every 500 m² of the plot,
usage is seasonal (up to 180 days a year),
there is no possibility of registration.
An alternative form of usage is to keep the house classified as a camping vehicle. This solution offers greater mobility but comes with limitations:
no possibility of obtaining a mortgage,
no registration,
no possibility of permanent foundation,
limited options for connecting to utilities (their connection changes the status of the structure to a building).
Proper ground preparation is crucial for the durability and safety of the house's use. At Crafted Homes, we recommend two solutions:

Each project should be adapted to the local soil conditions by a designer based on geological surveys.
